What you will be doing:
  • Works as a part of the property management team to develop and deliver departmental goals, objectives, and systems.  
  • Tracks lease expirations and renewals utilizing database software.
  • Creates tenant billings after analyzing leases and calculating prorated share of operating expenses, property taxes, and related leasing charges.
  • Contacts tenants on collection issues. Negotiates payment schedules with tenants who cannot pay their rent and/or related charges. Obtains approval from landlord for payment schedule.
  • Reviews, analyzes, and documents accounts receivable issues between Property Manager and tenant. 
  • Contacts tenants for corrections, adjustments, and payments 
  • Coordinates the flow of information between the Property Manager and tenant with respect to collections, legal issues, and any other lease issues. 
  • Reviews account receivable reports with clients. Discusses any tenant payment issues and proposes solutions to resolve payment problems. Informs client of payment status. 
  • Reconciles year–end actual expenses versus billed expenses for tenants.   
  • Administers, processes, and coordinates all accounts payable activities with the appropriate accounting group/department to ensure the accuracy and efficiency of the function.   
  • Other duties as assigned.
What you will bring along:
  • High school degree or general education degree required plus a minimum of three years related work experience, preferably including property management or real estate accounting.  Bachelor's degree from a four‐year college or university with Accounting, Finance or Real Estate preferred. 
  • Intermediate knowledge of computer software and hardware (i.e., Microsoft Office Suite Products). Experience in Yardi Property Management software a plus.   
  • Ability to comprehend and interpret instructions, short correspondence, and memos and ask clarifying questions to ensure understanding.  
  • Ability to write routine reports and correspondence.  
  • Ability to respond to common inquiries or complaints from clients, co‐workers, and/or supervisor. 
  • Ability to effectively present information to an internal department and/or large groups of employees.
  • Ability to work well under pressure.   
  • Advanced organizational skills. 
  • Requires basic knowledge of financial terms and principles. Ability to calculate simple figures such as percentages.
